(Edgerton, WI)

An important step toward facilitating a new 200-acre mixed-used development for Edgerton has taken place. Brailsford Junction Way, which is located near the Edgerton Business Park, is currently under construction and will open up access to the City’s North Gateway area.

The City has been preparing for this area since 2007 and now that the first phase of Brailsford Junction Way is underway, development and investment related interests are expected to accelerate. Commercial land uses will anchor the USH 51 frontage, while residential and industrial areas have been strategically planned to leverage existing infrastructure and adjacent land uses, accordingly.

(Beloit, WI) Toledo Molding & Die (TMD) is a global Tier 1/Tier 2 full service supplier of interior and air/fluid management systems. The company, which is leasing a 105,000 SF facility in Beloit's Stateline Industrial Park that was delivered this year on speculation by Hendricks Commercial Properties, will be supplying the new Jeep Cherokee platform at the Fiat Chrysler Belvidere Assembly Plant. Over 100 full-time positions will be created by this project. 

"TMD had several location options in northern Illinois as well as Wisconsin, and I'm pleased that the company will soon be a part of the Rock County business community," said Governor Scott Walker.

"TMD is excited to partner with the great state of Wisconsin and the outstanding people of Beloit and Rock County as we expand our operations in support of Fiat Chrysler's Jeep Cherokee program," said TMD President Steve Ciucci.

Headquartered in Toledo, OH, TMD has grown from a modest model and pattern shop into a globally recognized plastics injection and blow molding manufacturer. With 12 U.S. facilities and one Mexican operation, TMD's product lines include molding, assembly and sequencing of interior components and molding and assembly of a variety of air induction, powertrain cooling, front end module, washer, and HVAC systems.

A Class A speculative industrial building, developed by Hendricks Commercial Properties earlier this year, supported by an income tax credit package from the Wisconsin Economic Development Corporation and additional assistance pending approval from the City of Beloit, helped with facilitating this project.

Chase Brieman of CBRE's Madison office represented Hendricks Commercial Properties, with additional brokerage services provided by Bill Mears (Coldwell Banker McGuire Mears & Associates) and Emmett Gray (Key Commercial Realty). Corporate Contractors, Inc. is delivering construction services, while Angus Young Associates provided building design services. 

According to James Otterstein, Rock County Economic Development Manager, "Plastics manufacturing is a key industry driver for both Wisconsin, as well as the Janesville-Beloit MSA, and we look forward to adding TMD’s project to the growing list of firms that are investing in our market."
